Seeing as it is the beginning of a new year, it is only right that we start preparing our sellers for the market on the right foot.
How your home is staged has a huge impact on your home selling AND how quickly it sells.

Here are 5 Important things to keep in mind when staging your home for sale.

Avoid Clutter: Too much clutter in a house that is being sold is distracting to a potential buyer. You don’t want them to focus on the negatives of your home as opposed to all the positive things it has to offer. Declutter your house by throwing things you don’t need away, taking all unnecessary knick knacks down and out of sight and cleaning out areas so that the house looks more spacious. Allow people to envision themselves in your home.

Take Down Colours: The use of colours in a home can change the space in many different and positive ways. Lighter colors can make a space look larger than it is by opening up a room. Using neutral but rich tones is recommended so that the house appears simple yet freshly decorated. Greys, whites, beiges and even some greens tend to match well with most other colours and leaves the home with less work for the new owner to settle in.

Pay close attention to bathrooms and kitchens: Some people aren’t aware of how important bathrooms and kitchens are in a home when selling. I actually bought my house because of the kitchen. Not to mention that the kitchen and bathrooms are harder places to fix so a buyer will appreciate that being done already. The benefit of this for you is that it is very possible to upgrade these areas at a feasible cost. A new light fixture here, a fresh backsplash there are all cheap ways to modernize the look of your bathroom and kitchen.

Make sure the house is spotless: Even though this sounds like a given, some people attempt to do the cleaning themselves, leaving the house at a disadvantage that could have very easily been avoided otherwise. Ideally, you would want to hire a professional cleaner to get down to the nitty gritty of your home. Dirty areas that you may not notice or be able to get into would be better addressed by a professional cleaner. Cleanliness of a home allows your house to present its best face to its visitors.

Dont forget to stage Outside: You want to grab your audience before they even step into your home. Curb appeal is the first impression your potential buyer will have of your home. Make it a good one. In the summer, make sure your grass is cut and no weeds are present and in the winter make sure there is no trash on your lawn and that the sidewalks and driveway is shoveled so it looks neat and welcoming.
